BEAR Construction Set to Reposition Key Assets in LaSalle Street

Chicago (April 13, 2022) – Today, BEAR Construction Company announced a major repositioning deal in the Central Loop. The Chicago construction company will lead the repositioning of 515 N. State Street and 190 S. LaSalle Street, on behalf of the ownership group, Beacon Capital. BEAR will renovate a total of 67,000 SF at the two locations, enhancing the value and the
experience in both buildings. BEAR’s expertise in redevelopment will help the buildings meet the evolving challenges of the commercial real estate market.

The $5.3 million investment in construction in the Central Loop includes $3.8 million in renovations at 190 S. LaSalle Street and $1.5 million in renovations at 515 N. State Street. BEAR
will leverage its deep experience in building interior office spaces by creating a 23,900 SF tenant-ready space (a spec suite) at 515 N. State. At 190 S. LaSalle Street, BEAR will build out
and entire floor to host “The Hive,” a concept with seven spec suites and shared amenities. BEAR has been further contracted to build three additional spec suites at 190 S. LaSalle, as well
as additions to the building’s amenities and common spaces, including adding a library and renovating the lobby.

different ownership groups executing the successful strategy of bringing high-quality pre-built space to market as quickly as possible to capture prospective tenants as they consider their

challenging market.
