Teamsters Local 705

Teamsters Local 705 engaged BEAR to build their new 58,000 SF building at 325 S. Paulina in Chicago. The structural pre-cast, 3-story office building is the new Headquarters for the agency and offers additional leasable office space on the 1st and 2nd floors. The project also included a new storm trap system and parking lot adjacent to the new facility.

To accommodate the new building and parking lot, the installation of a new 50,847 gallon StormTrap system was necessary and was the start of the project. The newly repurposed exterior hardscape area provided the client with 63 parking spaces, a 50% increase from the original design. BEAR also worked with the clients electrical contractor to accommodate the installment of 7 new light poles throughout the site. The result was a beautiful parking lot and landscape leading the new structure.

Working within the congested city lot lines has its constraints and can be intrusive to others, however, BEAR’s team successfully worked in collaboration with the City of Chicago and Local 705 to schedule, coordinate and manage permits, street closures, and utility shut downs. The project was successfully started and delivered on time per the client’s contractual schedule requests and cost target objectives.
