‘The Works’ was a one-of-a-kind 16,000-SF project transformation of a historic property. To create this modern amenity space and outdoor terrace, BEAR’s first task was to extend the building freight elevator up one floor into the existing mechanical penthouse and create a new elevator lobby that now leads to the magnificent full-service amenity floor and fitness center. The exterior roof deck pays tribute to the building’s history as the Boston Store with a custom graffiti art wall. The outdoor terrace has a full bar, fire pit and Laria Shade structure with ample seating and space for entertaining.
In addition to renovating the existing 7,000-SF mechanical penthouse in the 100-year-old occupied building, BEAR constructed the new exterior roof terrace on a pedestal paver system over 8,000-SF of space, which required reinforcement steel to structural beams below to achieve load requirements. Other new elements include extending an existing stair-tower and construction of a new stair-tower for additional egress. BEAR coordinated ongoing operation of freight elevators during the installation of two new cabs and a new machine room. BEAR collaborated with several consultants to ensure the existing roof warranty was maintained.
